Step by Step Guide to Renting in Cambridge

Looking after you and your property

Cambridge is a fantastic place to be, and we know that enjoying where you live plays a big part in your experience of it. We want to help you find the right home for you, guide you through the steps leading up to move in, and be there for you when problems arise, both large and small.

To start you off, here's our step-by-step guide to organising rented accommodation

Step One: Decide what you are looking for

Establishing a budget is a key first step. Be aware that for referencing purposes you will need to have a combined gross income of 3 x the rent. Location is another important factor - would you prefer a quiet or lively area, close to the shops or within easy reach of the river and open spaces? How near do you want to be to work, schools, major roads or travel connections such as a railway station? All this will of course depend on whether you want everything to be within walking distance or you prefer to cycle, drive or catch a bus. Properties further out from the centre tend to be less expensive.

Step Two: Start searching and arrange viewings

Step Three: Apply

When you have seen the property you would like, all adults (18 or older) need to complete an application via the following link Click Here
Once we have received identity documents and satisfactory referencing of tenants, the tenancy paperwork will then be emailed to you for online signature.

Step Four: Right to rent checks

We are required by law (Immigration Act 2014) to verify that adult tenants have the right to rent in the UK. For this all tenants 18 and older will need to visit our office in person with the required information. The time frame for this will be confirmed when your referencing is complete.

Step Five: Move in

Having paid the first rent payment and deposit, you will be given a time for you to collect your keys, inventory and property handbook. Then the excitement of moving in and enjoying your new home can begin. Before you actually move your things in, we suggest you check through the inventory. Mark any differences and take photos if possible. The inventory must be returned to us within 48 hours.

Step Six: Enjoy Cambridge!

Don't forget your Property Manager is there for you throughout your tenancy to help with any niggles and queries. Read the handbook which is specially prepared for your property with plenty of tips to help you make the most of your new home. Maintenance issues can be easily reported via our website and for more urgent matters there is an out of hours emergency number. Enjoy Cambridge!

A note about insurance:

The landlord will insure the building and his contents, however, we strongly advise you take out insurance for your own possessions plus cover for any accidental damage that might occur to the landlord’s possessions. ONLINE INSURANCE QUOTE

Check the Inventory
Before you move your things in check the inventory. Mark any discrepancies and if possible take photos. This must be returned to us within 48 hours.

Read the CPL Handbook which is specially produced for your property. This will have plenty of tips on how to enjoy your new home.
