Cambridge Rental Market Trends Since April 2025

The Cambridge rental market has seen dynamic activity since April 2025, reflecting both strong demand and seasonal trends. Over this period, Cambridge Property Lettings recorded 2,915 enquiries, which translated into 594 property viewings, a conversion rate of 4.9%. From these viewings, 133 properties were successfully let, averaging 4.46 viewings per let, a figure that highlights the competitive nature of the market.

What’s Driving Rental Demand in Cambridge?

Cambridge continues to attract a diverse tenant base, from professionals and academics to families seeking exceptional schooling. Over 30% of rental stock consists of two-bedroom apartments, which remain highly desirable. These properties appeal to single professionals who want a dedicated home office, couples, and young families. Average rents for these apartments range between £1,450 pcm and £1,800 pcm, reflecting both quality and location.

Seasonal Trends in Family Homes

Family houses experience peak demand during the summer months, coinciding with school transitions and relocations. July was the standout month for viewings, as shown in the chart below, with activity far exceeding other months. Families are drawn to Cambridge not only for its vibrant lifestyle but also for its outstanding schools, which consistently rank among the best in the UK. Rents for family houses start at around £1,600 pcm and can steadily increase depending on size and location.

Some of the most sought-after schools include:

  • University of Cambridge Primary School (CB3 0QZ) – Ofsted Outstanding, ages 4–11, known for a knowledge-rich curriculum and strong reading culture.
  • Chesterton Community College (CB4 3NY) – Ofsted Outstanding, ages 11–18, exceptional Progress 8 score (+1.05) and nearly 50% GCSE grades at 9–7.
  • Parkside Community College (CB1 1EH) – Central location, strong arts and sciences provision, GCSE success rate over 50%.
  • St Bede’s Inter-Church School (CB1 3TD) – Outstanding pastoral care and academic performance.

Independent options like The Perse School and Heritage School offer world-class education and small class sizes, further enhancing Cambridge’s appeal.

Looking Ahead: What to Expect in the Cambridge Rental Market

With Cambridge’s reputation for academic excellence and its thriving tech and research sectors, rental demand is expected to remain robust. Two-bedroom apartments will continue to dominate the market, while family homes will see seasonal spikes. For landlords, this means maintaining high-quality standards and competitive pricing to attract discerning tenants.
