With the regulations under the upcoming Renters Reform Act (awaiting implementation date), self-managing a tenancy has become increasingly complex. A small oversight could now lead to severe financial penalties or even compensation claims from tenants.
If a landlord fails to meet any of the following legal requirements, they may face fines starting from £7,000 for the first breach and up to £40,000 for serious or repeated offences.
In some cases, a tenant could even be entitled to claim up to two years’ rent in compensation.
Examples of potential breaches include:
- Letting a fixed-term tenancy
- Failing to provide written tenancy terms
- Not clearly stating the proposed rent
- Accepting rent bidding or pre-tenancy payments
- Increasing rent outside the legal process (e.g. without serving a Section 13 Notice)

- Refusing pets without a valid reason
- Failing to register on the PRS Landlord Database
- Not meeting the Decent Homes Standard (issues such as damp, mould, or safety hazards)
- Serving misleading or invalid possession notices
- Re-letting a property within 12 months of a failed sale
