Return Achieved in 2009!
In March 2009, Trevor was instructed to purchase
an investment property for Mr and Mrs H. He found a house off Mill
Road, Cambridge, with an asking price of £250,000 and negotiated
a price of £235,000.
Contracts were exchanged within four days
of Trevor seeing it. He then arranged for the loft to be converted
into a bedroom and en suite shower room with WC, which
will increase the value to £290,000 to give a gross return
of 7%. |

£27,000 Capital Growth in 3 months
In
October 2008, Trevor was instructed by Mr and Mrs A to buy an investment
for under £285,000. He found a house in Richmond Road, Cambridge,
which had been on for £350,000 and had been reduced to £290,000.
Trevor negotiated a price of £262,000, a 33% reduction. He then
arranged for it to be decorated, carpeted and furnished at a cost
of £15,000. It now enjoys a return of 7% gross. Despite house prices
falling, capital growth within three months is estimated to be
£27,000. |

In February 2008,
instructed by Mr P and Miss K to purchase a long term investment,
Trevor negotiated the purchase of a three bedroom ex-Council house
in the centre of Cambridge.
£32,000 later, Trevor had transformed the
house into a top-of-the-range town house, having opening up the
garage as a kitchen and removed an outside WC to make the living
room larger. This now grosses £1,800 pcm giving a gross return
of 7.66%. |
