During 2011 Trevor has purchased a number of investments for clients, including:

  • He has bought five on the same development for £250,000 having obtained a £25,000 discount. The yield on these investments has been 6.24%.
  • Another purchase of four new houses resulted in a price reduction of £60,000 on an already attractive price, giving a yield of 6.2%.
  • A central property converted into a large six bedroom flat. A speedy exchange – five days from seeing the property - resulted in 20% off the asking price.
  • Centrally located house suitable for sharers and families giving a yield of 6.33%
  • Centrally located house. A sale had just fallen through at £240,000. It was back on the market for £250,000. Exchanging within three days of seeing the house, it was acquired for £235,000. After a £30,000 loft conversion the house now gives a yield of 8.55%.
  • Small one bedroom flat which had been a council flat, was bought for £125,000. Having spent £30,000 on it to create a second bedroom, generally renovate it and furnish it, the flat now gives a return of 6.58% and the value increased by approximately £15,000.

Trevor is aware that each investor has their own criteria and seeks to match their requirements with what is available on the market. He believes that Cambridge remains good place to invest with a vibrant letting market.
